Boats: Roadways

Roadways within OakLeaf Plantation are maintained and controlled by the county. Vehicles parked in the street may not impede traffic flow or hinder the vision of motorists.


Boats: Driveways or Yards

The rules regarding the parking of commercial vehicles within driveways and yards are outlined in your POA Covenants and Restrictions. Questions should be directed to your POA management.


CDD: Community Development District

The CDD is a form of local government created by the Florida State Legislature which has very specific, yet fewer powers than a city or county. There is a Board of Supervisors that currently meets once a month and the meetings are open to the public. In very general terms the CDD is responsible for what can be termed the common areas of the community, including but not limited to the amenity centers, storm water retention ponds, and parks. Concerns regarding these areas may be directed to the Onsite Community Operations Manager at manager@oakleafresidents.com or (904)406-2206, X2.

Covenants & Restrictions

This refers to the documents outlining the POA rules regarding such items as yard maintenance and items that require Architectural review such as fence installations. Please contact your POA management to obtain a copy of these documents.

Fences

To install any type of fence property owners must file with ARB which is managed through the POA.


Guest Policy and Fees

Guests are welcome to use the facilities and amenities when accompanied by a resident. Residents under the age of 16 may only have guests with them that are 18 years or older. Residents are allowed a total of five guests per household at any one time. The resident must stay with the guest at the pool (unless the guest has a houseguest pass, see below).
Complimentary Guest Pass
All residents are entitled to 1 complimentary guest pass per year. This guest pass allows for 12 free guests. Passes will expire at the start of each new pool season. New passes will be made available for pick up each year prior to the start of pool season. Additional guest passes may be purchased for $60.00 at either amenity center office.
Houseguest Passes
A pass may be purchased by Residents for guests visiting from outside a 40-mile radius. With a house guest pass the resident is not required to accompany their guest to the facilities. This pass is available at a cost of $5/per person per week.
Nanny Passes
There are not specific passes for nannies. Residents, however, may purchase a house guest pass in such situations to accommodate their nanny.
Off Peak Guest Passes
An off peak guest pass is available to residents for purchase at the amenity offices at the cost of $20/10 guest visits. This pass may only be used during the first two (2) hours of each weekday (Monday-Friday). If a guest leaves the pool and returns after that two hour period, sign in by a resident on a regular guest pass would be required for reentry. The five (5) guest limit per family still applies.

Golf Carts, CDD property

Golf carts are not permitted on CDD property with the exception of staff and vendor carts for work related functions.


Golf Carts, Roadways and Sidewalks

OakLeaf Plantation has not been approved by the county for golf cart use on the sidewalks or roadways. Violators can be ticketed by the Clay County Sheriff's Office.


Home Owners' Association

In most of OakLeaf Plantation the HOA is actually referred to as a POA (Property Owners’ Association. (See Property Owners Association for further information)

Mailboxes

Per the Covenants, standards have been established regarding color and style of mailboxes. Mailboxes should be repaired and repainted as needed. Motorized Skateboards/Scooters

FROM CLAY COUNTY SHERIFF'S OFFICE: It is illegal to operate motorized skateboards/scooters and go-karts on streets or sidewalks.
Additionally, these items are not allowed on CDD walkways or properties.

Room Rentals

There are a number of facilities that are available to residents and card holders to rent for private parties. They include the Grand Banquet Room, the smaller Clubroom, the Patio, and the Grand Lawn. OakLeaf Plantation is serviced by 2 Public Elementary Schools, 1 Public Junior High School, and 3 Public High Schools. In August of 2010 the OakLeaf High School will open and will service all of the OakLeaf Community.

Signs

OakLeaf Plantation's Covenants and Restrictions specify size and type of signs used within OakLeaf Plantation. Only specific signage is allowed on private residences and all signs along roadways will be removed daily.


Storm Water Retention Ponds

District Management
Ponds are maintained by an outsider contractor and all issues are funneled through the Onsite Community Operations Manager at manager@oakleafplantation.com or (904)406-2206, X2. Trash pick-up is done once monthly by maintenance staff and additionally as needed due to storms. Fishing is restricted from some ponds as indicated by 'No Fishing' signs. There is to be no dumping of any materials natural or otherwise into the storm water retention ponds.

Tree Trimming or Removal: Private Property

Per the covenants; No party shall cut ANY living tree having a trunk diameter greater than 6 (six) inches in diameter at a height of 3 (three) feet without prior ARC approval. (Article V, Section 14).
